    About Us: CO-OP was born in 2012, on the first of June, in a burned-out basement in Aberdeen and on a card table in Sioux Falls. We put our heads down and worked hard.  Rapid City came along in 2016. And Iowa in 2025.  Today we have 33 team members across four offices, plus one wiener dog. But he doesn’t get health care. Or dental. And he could use dental. 

    The name CO-OP is a tribute to the cooperation that underpins life in the heartland. Our firm does architecture, interior design and master planning across most sectors, save for single family homes and multi-family/developer stuff. We don’t really do that. We prefer schools, offices, downtown mixed-use, restorations, civic/public work, and the like.  

    We want to help define upper plains architecture. To celebrate our history and pragmatic roots but challenge the status quo. We want rural America to succeed.  We believe that communities succeed with investments in their core and in their children. We want better architecture in our own backyard.   

    To get there, we need motivated, intelligent people who can contribute to a vibrant office culture and help us push great design forward in our communities. We work in teams, and collaboration is valued above all else. We expect a lot from each other. We believe that our ideas are not sacred, but that our relentless idea-making process is. 

    Position Overview: This role is ideal for someone who is enthusiastic about architecture, enjoys working with a team, and has a positive disposition. You will assist in all phases of project production, engage with clients and consultants. While prior experience is preferred, it is not required. Regular in-state travel may be expected (not overnight).

    Key Responsibilities:

  • ·      Manages projects through all phases of design from pre-design through construction
  • ·      Coordinates with Owner, contractor and consultants. Maintains clear and consistent communication with clients, contractors, and internal team.
  • ·      Assists in creating project estimates and costs. Meets deadlines and budgets. Monitors project progress and ensures adherence to timelines and budgets under the guidance of senior staff.
  • ·      Develops schedules, writes meeting minutes and observation reports. Maintains well organized project documentation and records.
  • ·      Assists in developing and reviewing/analyzing architectural plans and designs. Assists in the preparation of construction documents, including drawings and specifications.
  • ·      Leads Pre-Bid meetings, Pre-Construction meetings, and Progress meetings.
  • ·      Manages change orders, RFPs, RFIs, Addendums and notifications. Reviews and approves shop drawings and submittals.
  • ·      Assists with punch list activities, project closeout and handover to the client. Reviews As-Builts and O&Ms, Creates Record drawings.
  • Qualifications:

  • ·      Education: Degree in Drafting, Construction, Architecture, or a related field preferred but not required.
  • ·      Skills: Strong organization, project management, written and oral communication skills, excellent interpersonal skills, team-oriented, and detail-oriented. Ability to work independently and as part of a team
  • ·      Experience: 1-5 years in a related field preferred but not required
  • ·      Technical Proficiency: Experience with Word, Excel, Revit, CAD
  • ·      Disposition: Must be dependable, diligent, and have a fun and enjoyable attitude.
